Rory is primarily a property lawyer and specialises in transactional commercial property matters and property finance. He acts for purchasers, sellers, landlords, tenants, lending institutions and borrowers alike in connection with all forms of transactional commercial property matters.

Prior to joining Excello, Rory was a partner of a Liverpool city centre law firm and was the head of their real estate finance and banking department. He established (and has since maintained) an extensive client base in this field that ranges from well-established private bridging finance companies to public high-street banks. In a sector that places a real emphasis on time-efficiency, Rory prides himself on his ability to provide commercially-minded advice to each client based on their individual requirements and risk profile.

Rory also has vast experience dealing with residential property matters. He has acted for developers from site acquisition phase up through to post-development plot sales.

His day to day workload is not limited to property matters. He has experience in the corporate sector acting on high value mergers and acquisitions as well as experience in the private client sector dealing with the Probate Registry and Office of Public Guardian in making applications for probate and Power of Attorney respectively.

Rory's Experience

Rory is the primary legal advisor of an established bridging finance lender, Phoenix Money Ltd. He carries out legal due diligence into any property proposed as security and advises Phoenix as to the suitability of the same for lending purposes. He also prepares all loan and security documentation in connection with all lending transactions. Rory has acted for this particular client since their incorporation in 2020 and has assisted them in achieving a ‘loan book’ in excess of £30m.

Rory recently acted for a developer client and RBS in connection with the acquisition of a site for development in Formby, Liverpool. He then acted for the developer in refinancing the site post-completion of development and thereafter selling each of the newly built properties to third party purchasers. The sum total transaction value was in excess of £6.5m.

Rory recently acted for Handlesbanken plc in connection with the refinance of a corporate Borrower’s property portfolio. His role involved carrying out legal due diligence in respect of the extensive property portfolio and reporting to the Bank thereafter as to suitability of the same for lending purposes.

Rory acted for Christianson North West Ltd in connection with their acquisition and subsequent refurbishment of 42 Jamaica Street in the Baltic Triangle, Liverpool. He acted for Christianson in respect of the initial long-term lease granted by the Liverpool City Council and has thereafter (post-completion of refurbishment) acted in respect of the grant short-term commercial leases of each of the units within the development to various tenants within the retail sector.

Rory recently acted for a purchaser client in connection with the acquisition of a site in Formby, Liverpool and simultaneous sub-sale of part thereof for a sum total transaction value of £2.5m. Rory advised the purchaser in connection with the acquisition itself and also the SDLT relief that applies to the sub-sale element of the transaction.

Rory loves his sport. Whenever he is not in his office you will find him on the golf course, the cricket field or following Liverpool Football Club around the country and across Europe.

Rory has been central to everything we’ve achieved at Phoenix since incorporation in 2020. No request ever seems too much trouble and he always makes himself available for us, whenever required. He provides ‘black and white’ advice but is always appreciative of the underlying commercial realities of any transaction. He is a valued member of our support network.

Manish Gambhir, Managing Director, Phoenix Money Ltd

Rory has assisted us in managing our nationwide property portfolio since 2017. He has acted for us in connection with acquisitions and sales of portfolio properties and also in connection with the grant of new commercial leases and assignments of existing leases. He has also advised myself and other family members on a personal level in respect of Power of Attorney and Probate matters. We enjoy a close working relationship with Rory and we look forward to continuing it over the coming years!

Daniel Harrison, Director, RHW Properties Ltd

Rory provides a first class service. He responds to emails and phone calls within hours, not days like most other solicitors. He’s proactive and very hands on and that’s exactly what you need in difficult and complex land transactions. I rely on his advice and guidance because I know he’ll get it right. He’s down to earth and if he’s not happy with something he’ll tell you, it’s a very refreshing approach. I have known and worked with many lawyers over the years and Rory is a real superstar in this area!
