Joseph Johnston (Joe) has extensive experience in all aspects of commercial and residential property matters including development and financing acting for developers and banks/financial institutions. Purchase and sale of commercial properties for pension schemes, charities, investors and owner occupiers. Acting for both Landlords and Tenants in relating to leases of warehouses, offices, pubs, hotels, factories, retail units and associated licence documents.

Acting for lenders taking secured loans on residential and commercial property including drafting loan agreements, charges debentures and guarantees. Giving advice to directors/third parties on the terms of guarantees and third party charges. Acquiring/disposing of an SPV company which solely holds property including dealing with share sale/purchase agreements and associated company documents. Sales and purchases of various residential properties mainly for investors and charities but also for occupiers.

Joseph 's Experience

  • The acquisition of a site in Manchester under a conditional contract for  £3.2m dealing with section 106 agreement and onward sale to a fund for £8m.
  • The development of 10 luxury apartments in Calderstones Liverpool sales values £6m.
  • Purchase by pension scheme of a development site in Liverpool for a multi use scheme for £1.3m.
  •  Acting for several associated charities in relation to surrender of 800 long leases of residential properties (20 year terms) to a Real Estate Investment Trust.
  • Refinancing of various properties including a hotel in Liverpool £700,000.00, a mill in Rochdale £500000.00, a hotel and apartment development near Anfield stadium for a Norwegian investment consortium.
