Sarah Taylor: Comments on The Renters Rights Bill 2024

No Fault’ Evictions Back on Parliamentary Agenda

Sarah Taylor, property dispute resolution expert, has provided critical insights on the newly proposed Renters’ Rights Bill. Her comments on been featured widely across the legal and property trade press, including the Law Society Gazette. In Monidipa Fouzder’s latest article for The Law Gazette, The bill, introduced by the UK government, aims to enhance tenant protections by banning ‘no fault’ evictions under Section 21 and applying ‘Awaab’s Law’ to address unsafe living conditions. The legislation also introduces a Decent Homes Standard for private rentals.

Deputy Prime Minister Angela Rayner emphasised the need for immediate reform to protect tenants. The Law Society has welcomed the bill but stressed the importance of balancing tenant protections with landlords’ rights and called for further details on the implementation and investment in legal aid and court systems.

Sarah Taylor, property dispute resolution partner at Excello Law, praised the ban for protecting tenants from unjust evictions but cautioned about potential drawbacks. She warned that existing court backlogs could delay possession orders, and some landlords might sell their properties in response, potentially reducing the availability of rental homes. Taylor urged careful consideration of these factors in the legislation’s implementation.
