Sarah Taylor is a highly experienced property dispute resolution specialist. She is commercially minded, outcome focussed, and confident. She offers pragmatic, strategic, and cost effective advice leading to excellent results for her clients.

Sarah has both commercial and residential property dispute resolution expertise including forfeiture, dilapidations and disrepair, commercial and residential rent arrears and service charge disputes, and contested lease renewals. She advises on land disputes involving easements, restrictive covenants and boundaries.

She also has extensive experience of drafting and serving residential possession proceedings as well as advising public and private developer and landowner clients in bringing claims against unauthorised occupiers.

Sarah’s clients include institutional landlords and tenants, developers and investors, public sector and quasi public bodies, and private landlords.

During her career, Sarah has worked in senior positions in a number of Top 100 national law firms, receiving recommendations in the Legal Directories. She has also been on secondment to a large local authority.

Sarah 's Experience

  • Acting for a developer and Registered Provider of Social Housing to obtain an interim injunction against local residents who were trespassing and disputing the boundary between their property and the development site, preventing the client from being able to complete its development of c90 houses and comply with its planning condition. Achieved a positive settlement for the client at mediation.
  • Advising on a sale contract entered into by a Local Authority where the failure to properly define deductible costs resulted in a negative purchase price being due to the client. Having issued a claim in the High Court for a declaration as to the interpretation of the contract, negotiated a settlement at mediation which result in the client receiving a significant purchase price.
  • Instructed by an arts centre to recover substantial rent arrears from a tenant. Advising the client on the options available (including forfeiture and insolvency) to recover both the arrears and possession of the commercial property.
  • Acting for a portfolio client who wished to assign its leases to a group company due to internal changes. Advising the client on steps to take when one landlord refused to give consent to assign which was in breach of the lease.
  • Acting for a national leisure club operator which had terminated several leases and licenses by physically re-taking possession. Advising on the legality of the position and assisting the client in recovering substantial rent arrears.
  • Instructed by a care home provider to obtain a deed of variation to its long leases with residents due to the irregularities in the calculation of service charge across all the long leases. Advising the client on the statutory mechanism to vary the leases.
2006

Sarah enjoys running, skiing and tennis. She’s run several half marathons but wants to try and manage a marathon!

She also enjoys watching sports including rugby and cricket and going to gigs and the theatre, and spending time with family and friends.
